Thanks Cal, pehinucu, steve, not1word, and Dianne - the tide goes out so far here on the bay side of Cape Cod, that except for a very few spots where they've got marinas, the only way to have a boat moored and be able to get to it without walking a mile through 2' deep water is to just let them rest on the sand for half the day. It's pretty amusing to walk the flats at low tide with all the boats sitting there. So n1w - your idea is probably the best - have a house boat, and just be able to walk out the door when it's low tide and gather crabs and clams for dinner!
