PROJECT DESCRIPTION
• Maritime residential tourist complex of a closed type, second sea line, next to Hotel Helena,
managed by the RIU chain, in Nessebar. The area of the parcel is 45,000.00 m².
• The terrain presents a declivity to the south with view of the sea. The buildings are not
uniform, adapting itself to the topographic conditions of the terrain. The main entrance to the
complex is situated in the west facade. There are two access roads for automobiles projected
in the complex and each building has a zone designed for parking.
• The complex consists of 11 outlying buildings with a height of 2 to 6 floors in a closed area
with interior urbanization of gardens, walking alleys, commune zone with swimming pools
and a restaurant area of 1.050 m² designed for 190 people. All in all it consists of 989
apartments of different basic topologies of 50 to 110 m². The total built-up area is
65,810.81m².
• The projects of architecture and construction are completed and all the buildings have a
municipality construction license valid also for blocks, so that they can be constructed
separately and then occupied separately.
• The basic program of interior distribution of the apartments is composed of: living room –
dining room equipped with kitchen, 1-2-3 sleeping rooms, 1-2 completed bathrooms and
balcony.
QUALITY REPORT
• The finishing works foreseen will be of international standard, using local materials.
• Area: A restricted area with access control. It is thought to function with a 24-hour security
service. The interior of the parcel will be urbanized via flowerbeds, paved walking alleys and
circular motion zones for vehicles. It will be provided with exterior illumination and urban
equipment elements.
• Building exterior: The facades will have a natural stone revetment until the first floor,
impermeable stucco and revetment of some of its parameters with natural wood. The roofing
will be with tiles on a visible wooden structure. Exterior carpentry of PVC.
• Building interior: flooring of granite porcelain/parquet wood. Porcelain bathroom fitting and
mixing tap. Interior carpentry of wood. Plastic painting for the interior finishing works. Airconditioning.
Installation of TV cable/satelite system and internet.
CONSTRUCTION STAGES
• The construction of the complex is foreseen to be realized in 3 stages of 471 apartments, 231
and 287, respectively.
• The construction works of the first stage have begun in December 2007, and the estimated
duration until completion of this first stage is 18 months (June 2009).
• A postponement of 6 months is foreseen between the start of each stage so that the final
stage will be completed in the 11th quarter from the beginning (2.75 years). There is also the
possibility to adjust the working rhythm to the selling necessities.
• It is planned that the second stage will start construction in the third quarter of 2008 and
finish by April 2010, while the third stage will start one year later and thus be finished by
April 2011.
